RENT CAFE HELP

RENT CAFE LOGIN

Note:  Your Rent Cafe applicant login is not the same w the Rent Cafe resident login.


FIRST TIME - watch your email for a special link, this link will take you to your specific property.  Use your browser for first time setup (not the app), select "Sign Up".  Bookmark this link.   Do not go to rentcafe.com and browse for the property, it's extremely difficult that way.


LOGIN - use the same link as above. Rent Cafe has converted to 'passwordless' login.  Select "Verify with email", a code will go to your email.  


MOBILE APP - Once you have everything working, Download "RentCafe Resident" and login. 

FLEX

FLEX is  3rd party offering that allows you to pay rent in split payments without being charged an $50 HPI late fee.  They have their own fees, but lower.  To sign up, they typically require a good rental history and no past due rent at the time of sign up.

Pet-Friendly

Support Animals

 A letter is needed from a licensed mental health professional (therapist, psychologist, psychiatrist). The letter needs to be on their official letterhead, confirming your mental health disability. The letter cannot be purchased online or from a medical primary care physician. In the letter, each pet needs to be listed by name and breed. The letter will be validated for authenticity 

Pet Guidelines

 No more than 2 pets per unit. No Unauthorized pets.  No Fake ESA pet paperwork. All dogs must be leashed in common areas and outside. All pet waste must be picked up immediately and disposed of. No urination on walkways. No excessive barking. All pets must be licensed. Rabies vaccination is required. All dogs must where an identification tag. No unmanaged pet fleas or parasites.  No leash leads (except duplexes).  Leash lead posts must be marked with flag.  Leashes must not be left in the yard. No litter boxes outside, patios, or decks. No fences in yards or on patios without special approval. Litter boxes must be cleaned twice a week and dispose litter in a tied bag. No pet grooming, No doggy doors, pet walking or pet sitting for others as a business or favor for an unauthorized pet. For pets that shed, it's your responsibility to vacuum common areas. 

Breed Restrictions

All pets need to be pre-approved before signing a pet agreement.  No pit bull breeds.  No animal with a history of biting or attack other dogs or people.   Some properties are at max capacity for pets.  Some exceptions do apply for ESA animals.

Pet Fees

There is a one-time non refundable fee of $300 payable at move in.  This is not a deposit .  If the pet damages the apartment, that will come out of the normal security deposit.


Each pet (regardless of size, type, breed) is $50 per month.   

Pet Capacity

There are some apartment buildings that have reached capacity for pets  at this time.   This can vary month to month.   For example, we will advertise an apartment as "No Pets" when the building has reached the capacity.  That does not mean the building is pet-free.

Rental Guidelines

1. Tenant provides own lock. 

2. Landlord holds no insurance for the contents of the unit. 

3. Landlord is not liable for loss or damages no matter what the cause (wind, fire, flood, theft). 

4. Storage units cannot be used for unlawful purposes or a living dwelling according to ordinances and laws. 

5. Storage unit cannot contain any explosives, highly inflammable or hazardous material, gasoline or toxins 6. Landlord is not in the warehouse business but only renting space. There is no supervision over Tenant.

7. Storage unit cannot be subleased to another party  

8. Landlord my enter unit to inspect or make necessary repairs, corporative entry is required 

Moving Out

 On move out, unit should be empty, clean, without damage to door, walls or floor. Labor $50 per hour.  The security deposit (less any costs) will be mailed to the tenant after move-out. 

Late Rent

 Past due rent over 5 days, could result in a double lock on the unit.  Past due rent over 20 days, could result in cutting the lock and selling your item. 

Auctions

 Tenant acknowledges that landlord has a lien on the property stored in the unit and the landlord may satisfy the lien by selling the property as provided in sec 704.90, wis. Stats should lessee default under the terms of this agreement and/or fails to pay rent for the storage of the personal property abandoned after the termination of this agreement.
